Yes.. small town.. St Thomas (Southwestern of Ontario) nearby us border within 2 hours and 20 minutes away...

Yes, Very quite good deal which it's private owner... saved it lot of money than Real Estate's cost commission.. We are very happy.. Only paid for lawyer fee and tile transfer + deeds. That is it.

My answer: Canada's ways... The owner can make their decision as condiser counter offer depend other person's an offer.. What their preferences as such.. Stay: Drapery, Fridge, Stove, Dishwasher, Laundry, and blah blah... name it..
If the owner made decison prefer take w/Fridge and stove. Means you have to buy new appliances Fridge and stove..

Yes it´s same here in Germany as well.

If the people want to have my kitchen and whatever, they have to buy it top of value of house. It´s up to me if I want to take my kitchen with me if I move out.. or I do not need kitchen or whatever... then sell them to people who want to buy my house. The buyer has the right to demand us to rip the wallpapers off if they don´t like before we move out... I has the right to demand the price for wallpapers if the buyer want to keep wallpapers. (I mean good quality wallpaper, not cheap wallpaper).

My hubby & I rented a bedroom apartment for 3 years before buy land and build our dream house. The people came to look around our apartment and like my kitchen. They are happy to take our offer to sell our kitchen to them. We asked them about carpet and wallpapers. They said oh no, leave it like this... we do not need to rip carpet and wallpapers. We offered them with price to buy wallpapers and carpets. They said oh no... We said, okay, we are going to rip wallpapers and carpet off before we move out... They said oh no please and paid us straight way for kitchen, carpet and wallpapers.

It´s :crazy: of us if we leave wallpapers and carpet to them after what we work hard for that good wallpapers and carpets... They living comfortable to have lovely wallpapers and carpets which we work hard... :nono: and :crazy: That´s why we demand money for that... They agreed to pay us for carpets and wallpapers.

To me, I prefer to buy established home than brand new home, because its more solid and homely look with trees and gardens, and some characters, as the brand new house don't have any of these.

Most established (old) homes has good kitchen/bathroom, brand new home has plain tiles and laminated floor, laminated kitchen cupboards, all cheap as a chip!!!

Here, established homes comes with a huge garden, as they build brand new home in very small garden.

Do you mean that you can´t choose which color floor and wall if you want to buy brand house. Right?

For us not, we choose what we like after design our wish house.


Please think twice about school for your children, and near shopping areas, and near work place.

I see lots of new married couples went to live a bit further from the city as it is cheaper to live there but the problem is PETROL (gas) they spend it all the time to travel to work. It is better to live near the city and pay bit extra money on mortgaged as investment to have a value house near the city.

We chose to buy established home in Australia because it is a great bonus to buy it as it comes with carpet, floor tile, curtains/net, fences, driveway, light, lampshade, oven and dishwasher (some house). Brand new house don't have those included. It cost us EXTRA money to buy it for a living.

But what you do if you don´t like the taste of carpets, curtains, fence, etc before you buy the house?

I rather to have my own taste on my house and garden... I am proud to plant any trees ... I plant apple tree on the date of Danny´s birth and also Alan as well - plum tree...


(sorry off topic as I don't want to create a new thread hee hee) British people want to sell their house, they are allow to rip off ALL carpets, curtains, net, lampshade and oven, garden gate, leaving it all bare and empty for the buyer to shift in!!!!!) I am curious what about you Canadian's ways?

British, Canada and Germany way are the same. They can offer anything if the buyer are interesting to have them or not... The seller want to keep anything...

I heard that German people are allow to rip off their wallpapers if the buyers refuse to buy it?????? (hope Liebling will help and reply this one??)

sorry if I didn't get back to u asap but congrats on getting the house yeah had old wooden wall but dad got that down back in 2000 due to termites blah.. now have regular white wall in living room and same in my parents' bedroom had wooden wall before but he took that down.. ;) and have white cottage ceilings.. ek it bothers me but oh well I don't let it bother me.. hopefully one day when I move out I hope I don't see white cottage ceilings again! :roll:

The brand new house don't have curtain to come with, the home owner will pay all extra or live in bare window for a while!

Fence - it is up between the two neighbours, one of them want a fence, you have to pay half for it - paling wood fence as common, if they want fancy fence like iron paling, you only pay half same as the wood fence's price, they will pay extra to suit their taste on top, then this neighbour is lucky to have beautiful fence with normal price because they don't ask for it in first place.

I see no problem for that because curtain cost not very much... I like to pick my own taste than use "second handed" carpet, curtain etc where the owners used before they move out... You never know fleas, pee, etc ? I rather to have NEW. There´re many good price offer for carpets around stores. I like to see empty house... For kitchen and bathroom is different story... I have to buy if I like their taste... if not, then the owner have to remove them for us before we move in.

Oh yes, I remember you told me about this but you know that I disagree to this because it would cause neighbor more problems if anything happened to them. It´s sad.

I only pay fence for right to front side, not left side... Neighbor pay left to front side... then their neighbor pay right side to front......

There´re different property law in every countries.
