*Vent* Roller Coaster emotions.....

My mom's house was built in early 1980's, and she had her friend who is an house inspect to check everything in the house. We did looked at few other houses- they weren't that good like current house that I am living in.

My suggestion is to hire an house inspector...

In usa always require house inspection but in Canada up to your choice prefer hire house inspsection or not..

Old house.. pretty awful lot repairs requires upgrades better.. but values isn't good pull it up high enough.. wud say about 30k profit..
as far We prefer higher profit 60k to up...

New house have unfinished basement.. so means we can fix upgrades additional Bdrms basement and Rec Room. Make Looks spacey.

True some of them had said the old house are better than new house because my dad used tell me don't buy new house because it wont last longer or stronger as the old house so this my house was built in 1960's it does have lots of rooms and I love live this my house here with huge garden . Most people thought this my house is new ha !! I told them no it had been re-do 7 years ago.. still going good ... :)

GA , I am sure you and your hubby will choose the right house yet know it not to going to be easy also the costs !!! $$$$ too but I am sure everything will work out in the end ..... happy hunting !!!

yeah buy older house or upper fixer houses that u can fix up to look nice if u do have the $$ then good luck :) the house i live in is almost 47 years old.. no kidding ;) it was bulit back in 1959.. :)

Oh yea I forgot to tell you this. It is good thing to have a house inspection. Why?? Cuz sometimes they find something wrong then you can make a deal with the seller like reduce the price of the house or have the seller fix the problem. :D
 
when I was umm 13 yrs old and my step dad and my mom found good a house but the basement wasnt finish just blank and empty and bought a house and bedroom only 3 bedrooms which are my mom and step dad and 3 sisters but 2 sisters share bedroom and one sister sometime stay in my bedroom when I am in high school and on weekend back to 2 sisters' bedroom till my step dad finish it the basement till finish one of my sister move sleep in the basement that my step dad fix all in the basement :)

Maybe I thought if you found good a house with 1 or 2 bedroom and the basement (if there have) then make 1 or 2 bedroom for your 3 kids ?? :dunno:

You almost remind me of my parents that they were building new garage with a new room above of garage just right before my parents moved out of state. arghhh

Anyway as for you aka Galaxy, I am sorry that I was off-topic anyway for um either new house or old house to purchase, I dunno but myself with my br to bought a land to build espically that for few items such as cabinets floors, lights and all that. If you plan to get a house which is older it would be cost you more but if you buy a land it would be lesser than spending to much with buying a new house. But its your decision to purchase either an old house or brand new house or a land to build a house. For myself I rather to have a land to build since my father is owner of "cabinets"

In fact, the lead paint problem is much worse than orignally thought and now that my area is ranked one of the highest lead concentrate anywhere in the USA. Government is figuring WHY here in Rochester is the highest?

Im not worry because my house is 100% lead free! Its built in 1982

Drove us crazy and hard decision...

Pick good designs house of models.... but hard pick...espically prices!

It would cost you a lot of money to remodel and re-new something... like pipe, wires, walls, etc... it could be compare to the price of new house.

Yes, it's right - same here in Germany as well but I would recommend you to require an owner of house to hire house inspector to make sure if house is value or not before buy ... Some Bank would require the proof of house inspection if they heard that you buy "old" house before offer you to get loan.

It was happened to my friend at 4 years ago. They bought a old "Villa" including swimming pool for EUR 400,000 from an owner without hire house inspector. We "inspected" her "Villa" and would estimate EUR 150,000 not EUR 400,000 because those "Villa", worn out swimming pool with many holes, need a lot of repair - re-new old wires, etc. I told them that I would require house inspector for the proof from property owner if I do not agree with the house value when I were them. My friend regreted for not require an owner to hire house inspector before buy house. Few months later after that, many damp, hole from ceiling, burnt wires, old water heater, re-new roof tiles, new tiles, etc. It cost them double!!! Lawyer can't do anything to help them because they agree to sign agreement contract with an owner without require house inspection. I don't understand why their Bank did not request them to get an owner to hire house inspector before they are able to get loan... I feel bad for them... It's impossible for them to sell their "Villa" to anyone - it's big profit loss. :(

My hubby is very good handy eyes... cuz used to be inspection his work..
So.. He prefer see to check furance, fusebox and wires.. anything upgrades or not.. check ages the furance, fusebox and wires... Reason for fire safety.

Why should you hire house inspection then? It's not your responsible to hire house inspection but the property owner. If you do not agree with the estimate of house value what the owner wants then you has the right to require house inspection from an owner for proof. It's owner who hire the house inspector to inspect her/his house before sell to you, not you.

If I want to sell my house then I hire house inspector to inspect my house. It's good for the house buyers to prove that my house is value before they can buy my house. Without proof of house inspection, then house buyers would pressure me with prices or go.

To me, I would rather to buy land and then built our wish design house because it's my wish. We bought land and one year later then built our wish house than look and buy old and new houses.

If you don't have any land to buy in your country then I would recommend you to buy new house to match your wish because it's cheap than buy old house... You will need more costs for re-new things/remodel on your old house and would cost the same as new house... need to increase your stress/hassle....

which stress/hassle with worry or less stress/hassle with free worry? Think about this. Good Luck

Yea.. Still figures it out.. I already spoke w/my hubby about house inspection.. He said "wait and see" if can't buy new house so then to find a agey house. Unless if we like that house.. so then will ask house inspection hiring and re-visit again as same house.. To see anything problem. If nothing problem.. then we can proceed to buy it.

LOL !! alright !! ...I do not know anything about this lead paint as since I can not to ask my dad as he is now 6 ft under for almost 14 years :( my dad was the builder too ....

Glad your house have the lead free paint ( not sure to know what it does to mean good or bad lol as long if you are the expert .) :giggle:
 
we're (ONG and i) are in the same boat.

keep in mind.. brand new homes value can go down how?

- didn't take a very good care of home (this is why many used homes are cheap because the owners back then didn't take good care, cleaning, etc.)

-neighboors changed having neighboors don't take care of their homes, bad kids, careless familes, poor care of their outside and lawn will make ur house be similar to that draws lower value of home because house hunters want a good neighboorhood also a friendly one.

- if the city changes for example.. build a railroad nearby, build a new highway nearby, etc.. will pull down the value of ur home due to noise level are higher.




again the postive note of brand new home for its value to go up.

-if the neigboorhood is in same friendly, clean shape the home value will go up

-less repairs yet.. still need to take good care.. see a small problem fix it right away before it gets worse for example bug entered ur home from outide hanging from ur shirt, shoes.. other example close the window if it starts to rain..

- maintain control of huminity of indoors.. high humidity will make ur home moggy.. may increase mold or similar fungus problem will hurt ur home. dry home will also cause problem so having normal humidity level makes ur home in right shape.

- clean and make ur lawn beauty.. makes other neighboors happy and show impressions.

even doing nothing to improve ur home and keeping it in good shape of brand new home.. within 5 years its possible to have a big profit when u sell. other side its hard to predict what will happen. for example.. will the neighboors be the same ex( beautiful quiet neighboor, friendly, well care of homes around) will the area be the same? for example.. no addiations that makes the value goes down like railroad, race track, expanded highway, new highway right by ur home, etc..

its like gambling

again for used home.. postive things can happen too.. also negative things can happen.. for MN law.. all sellers of the house MUST report any problems in ur home and what is known is a problem or know what the problem will soon be.
so buyers will not expect surprised or spam.

i don't know about ur area laws.. suggust look them up.. and again home inspections helps :D

repairing used home can cost money but u might not or will get profit it varies.
sorry for the long post.. thats what i'm learning towards purshing a home.
