*Vent* Roller Coaster emotions.....

Yesterday, we were make an offer backsplit house and hopefully will get a house.
It's 30 yrs old
Updated: Oak kitchen and island, new windows all rooms, and 2 bathrooms.
Need Fix: Roof, Fence and Shed
There's no garage.. but Condiser will build garage but not made our decision yet.. :)
*wait and see* If owner accept our offer...
My hubby really want that house extactly. As for me.. who cares but.. I'm in love kitchen because of upgrades so BEAUTIFUL which there's island!

want to let u know.. roof can be costly...

it cost me $6,700 for new roof get them all replaced and installed :eek: i hired home depot to do mine.

:shock: ~ forget it hire the roof fixture... I'd rather tag along w/my hubby's friends who did fixing the roof prevouis twice times their friend's house. So We can get our buddies.. Save my pocket! :)

Probaby Expense about 3k who knows.. :fingersx: wait and see find it out the price later when the owner accept our offer..

GA, what's a backsplit house? Good luck on the negotiations. Is it in the country?
 
It does look cute house, GA! I agreed with you about the bushes!!! GOOOD LUCK! And FINGER CROSS!

As for the roof, my bf did it himself one time. It is ALOT of work but better than hire someone. He is very handy man!

To me, I prefer to buy established home than brand new home, because its more solid and homely look with trees and gardens, and some characters, as the brand new house don't have any of these.

Most established (old) homes has good kitchen/bathroom, brand new home has plain tiles and laminated floor, laminated kitchen cupboards, all cheap as a chip!!!

Here, established homes comes with a huge garden, as they build brand new home in very small garden.

Please think twice about school for your children, and near shopping areas, and near work place.

I see lots of new married couples went to live a bit further from the city as it is cheaper to live there but the problem is PETROL (gas) they spend it all the time to travel to work. It is better to live near the city and pay bit extra money on mortgaged as investment to have a value house near the city.

We chose to buy established home in Australia because it is a great bonus to buy it as it comes with carpet, floor tile, curtains/net, fences, driveway, light, lampshade, oven and dishwasher (some house). Brand new house don't have those included. It cost us EXTRA money to buy it for a living.

(sorry off topic as I don't want to create a new thread hee hee) British people want to sell their house, they are allow to rip off ALL carpets, curtains, net, lampshade and oven, garden gate, leaving it all bare and empty for the buyer to shift in!!!!!) I am curious what about you Canadian's ways?

I heard that German people are allow to rip off their wallpapers if the buyers refuse to buy it?????? (hope Liebling will help and reply this one??)

When we got this house (1982) and there were wall papers in bathroom and kitchen. So what I did? RIP THEM OFF!!! I hates wall paper! UGLY UGLY! EWW!

We wanted to put hard wood floors but we aren't sure right now because we are planning to move in few years. Soo we'll see...first foucs on bathroom downstaris and any left project that need to be done.

My answer: Canada's ways... The owner can make their decision as condiser counter offer depend other person's an offer.. What their preferences as such.. Stay: Drapery, Fridge, Stove, Dishwasher, Laundry, and blah blah... name it..
If the owner made decison prefer take w/Fridge and stove. Means you have to buy new appliances Fridge and stove..

We did make an offer: Kitchen island w/Chairs.. The owner's statement No... they are taking it.. They are taking 3 chairs.. (dang) We have to buy bar stool suitable for kitchen island!
I wasn't realized that owner will take the fridge.. Made me feel.. Ugh, hate to buy stainless steel w/black reason matched the stove top and oven wall. So We doesn't mind at all...
House priced: 156,500
Our offer priced: 150,000
The owner's counter offer: 156,250
We are accept take it. *sigh* Wha... a cheap 250 bux off..

Closing date Sept 29th.. reason the owner wants move out 29th of Sept becz their new house building.. UGH! We felt alike not want to wait til Sept 29th and have no choice... patience.. which good thing Giving us more time to save money more for down payment 5%

BUT.... The other people already made an offer first.. We are on Second because competion.. IF suppose the first people change their mind.. means we are win competion for take owner's counter offer.

Still crosing finger.. Pray for us... pretty please!!!!!

Backyard really lot of flowerbeds all over swarming... will remove some of areas because want have swimming pool and whirlpool too.

Future revonation: Kitchen, 4 bathrooms and living room which it's 1980'ish due out of dated.
