I got it but the bank want $135,000 and I will try for 125,000. See what happened I will let you know.

Here the email from my real estate.

Well, although I did not get to speak with the listing agent direct, his assistant has informed me that the Bank is offering a counteroffer on your offer with a new sales price of $135,000.

I don’t know if this is their bottom offer. Something about your offer has made them choose your offer as the one they are going to work with 1st. Evidently they like your offer – strength of financing, minimal contingencies, but want your price to be higher. So that you understand, there are many possibilities about the other offers – a) yours could be the best in every way, but is not quite the asking price they want/need to get; b) yours has better terms, is stronger as to deposit amount and financial position, but not a high enough price compared to another one (ie: another offer may have been higher in price, but not as strong as yours in the deposit amount and financing conditions). Either way, at least they are willing to try to work on coming to an agreement with you first.

So, we need to decide if a) you qualify for the higher amount; b) what that monthly payment would be; c) whether that is something you are comfortable with.

In order to do that you need to communicate to Carol the following items

Which bills, if any, you were NOT able to pay off
If and when you will be able to pay those remaining bills off
An exact amount you are able and/or willing to put down on the loan.

With that information, C. will be able to determine if you qualify for the initial sales price to be up to $135,000.

At least they are working with your offer. Better than being told that they are working with another offer first.

Let me know your thoughts and/or the results of your communications with C. You can e-mail her – I am sure that she will be watching for an e-mail from you as she knows we are in a counter offer situation and that we need to know whether you qualify for the $135,000, and if not how high we can go (in hopes that perhaps they will take less than the $135,000 – we can try to counter with somewhere between the $110,000 and the $135,000 – don’t know if they will consider another offer other than their counter, but we can find out.)

Horselover,

What r u expecting and can affordable to buy a house and also unless if you have money large sum for down payment depend w/the rate of mortgage percentage down payment requires? Have you discussed w/your bank and to find out about the rate of percentage the mortgage? Important to check w/the information about fixed or vairable or others? How many years do you seek prefer mortgage likely 5 or 10 or 25 years which the banks prefer if you can afford to payments the mortgage cost?

Avoid mistake buyer the house issue percentage of rate mortgage.

Mine 5.35% 5 years.. we are using weekly payments 232.00 Actually yes it's expensive but worth large of sum down payment 5% we were paid for nearly 9k
We might pay off within 12 years to less.. Depends and to see what happend next 5 years and hopefully lowest percentage of mortgage rates!

Good Luck!

GA, I am putting down lot of money 40K so that is why the bank like that. The rate is 6.75 and the mortgage will be 30 yrs with fixed rate. I aint no dummy to get the stupid adjustable rate. I refused to use that. I learn alot about the Mortgage at college. So I talk to the bank and told them that I want fixed rate that is it.

Would Love To Own A House, butt ......

Owning a house ain't easy to live with when you have to pay the heat, air-conditioning, electricity, gas, mortages, monthly payment, taxes, etcs, on on on what's next, I learned alots about this from my parents...

I was like oh man I don't have enough, neither does my husband have enough to pay this kinds of bills, too expensive to own a house, we do wants to own a house, butt it's impossible...

My parents shows me all their bills and asks me if I wanted their bills, I said no wayyyyy I can't afford that, they did a good job teaching me about how hard life is out there and it's no fun having to pay for the house, etcs plus car payment and car insurance, more on whatever you got to pay for, it kinds of miserable, also I learned that my parents has to pay for school and more others, I was like *Oh that just Great* ...

What I learns from Drew Barrymore mentioned Hurt ? Feeling sorry for yourself ? Here's her advises: Don't Waste Time Being Angry! and How To Be Happy All The Time .......Drew's No.1 rule: Just Go Find Your Dreams!

Doesn't matter how much you pulled out of wallet and expense still ongoing there's life goes on...

Don't forget investment really GOOD and making good future value raises more you will get profit from 1st time buyer value was there.. likely 10 or 20 yrs later.. house will come value more unless you changed it lot the model interior as such renovation.

Well GalaxyAngel......

Me and my husband do not have a job due to health reasons, I've tried to rent to own a house by applying FHA, they progressed my income and they turned me down, because I do not have enough income, that's why I said it's IMPOSSIBLE...Many people who are in the same position like us cannot even rent to own a house or to buy a house to own, because we all lives on SSI or SSDI which doesn't cover the full amounts to beable to own a frigging house or to rent to own a frigging house...We lived in apartment with free heat and cheaper however we can afford.

Our friends have tried to buy a house to own got turned down too, because both are on SSI too, not enough income to own a house, they're upset...they are in the same shoes like us.

It doesnt matter if you are on ssdi or ssi. I know a friend that is on ssdi and she brought a house but sadly she got an adjustable rate and now she is 5 to 6 months behind on payment. I am on ssdi and work part time so I got it. Also I am on tax exempt meaning I dont have to pay property tax on the house cuz I am either on ssdi or medicare. :D That help alot also I am on fuel assistance that also help. So I know about owning a house is lot of work but rather own a house then to rent. I hate landlord rules!!! HOMEOWNER RULES IS NO 1!!!! :D

Well horselover61

You don't just get it....Depends on what State you live in, I could drag you in and take you with me and watch how they progress my income, and see for yourself that I surely will get turned down again, my friend has a house and own it and are trying to buy another house out of state, because her boyfriend has a job interview, but all else it failed because they both applied to buy a house and they got turned down, saying they do not have enough income, Don't you understand we cannot change the Realtor, it's their policy rather you are qualify or not, it's alway basic on your income, income income income is all they care, Me and my friends have have tried everything, nothing WORKS!!! It is basic on your INCOME!!! Depending on where you live!!!

PePe LePew,

I prefer to mortgage my house than rent the house... Why?

It's best investment and mortgage free after 20 years mortgage... Only pay Utilities uses... Rent the house rest of your life and plus Utilites uses... not enough to meet pension money...

horselover61, best of luck... :thumb:
