Now ask yourself, do you really know what your neighbor are actually doing in their homes?

I have few houses in my neighbor up for rent and seen renter moves in and moves out. Do I know what they are doing? Hell no! I have no clue! :dunno:

Forgot to mention this, I myself as homeowner, if somebody asked me about a house near me, I will keep my response to minimum or at least positive. I won't even disclose negative whether I know or not. Want know why? If I disclose, I risk losing value on my house so no thanks about disclosing negative information. Anytime when somebody knows in particular neighborhood, the market will go south and impact valuation on every houses around the block.
Not only that, if that seller knows your negative comments are causing loss of sales then they can sue... I just say " Dont Know em" and leave it as that.

There is no way to find out without shelling out $$$ to inspector for whatever buyers thinks of. Keyword "Think of" meaning buyer could overlook something. Who knows? That is why buying house is generally AS-IS, and there is RISK involved. No such thing as risk-free when it comes to buying house.

Mind you, my house was foreclosed, and I didn't have any issues with my house in the last 12 years. So, it does not matter if house is foreclosed or regular sales, anything can happen.

Not only that, if that seller knows your negative comments are causing loss of sales then they can sue... I just say " Dont Know em" and leave it as that.

But I would comment on the hood, other than that...nothing.
 
No Jiro, its tasteless and no smell. The gasses absorb into the walls and slowly leach out over years, only thing gives is you get sick and it never ends. Just like lead based paints, intact its fine, but flaking and dust as well as asbestos, is hazardous in dust form, or eaten ( lead paint tastes like sugar to kids ) so they will pick it off fences and wherever else they find it , especially low income cases where parents dont buy candy for the kids.
Did you know toys from China are still painted with lead based paints... here chew on a Hot wheel.

"Safe" Well, a ex friend of mine bought a $412K house and it was brand new, tell you this, the house built by Ryan homes turns out to be shitty, too many cheap materials there. 5 years later, he was forced to sell his house, took him a year before finally sold at loss! Couldn't sell unless its under $300K. Finally sold at $298K He have lost a LOT money. Long story!

In fact, it is better buy good used homes than new. Why? First ten years, they depreciates because nobody wants to pay for the labor that involves building the house, just exact whats the house worth, period.

Excellent and high quality cost $$$ and you pay for it, if it turns out not what you want, suck it up. I don't think you can, based on my experience, I had to pay 750 dollars just for basic inspection. And don't forget, this includes earnest money (Down payment when offer is agreed between seller and buyer), if I decided no deal, I stand lose $ not just for inspection, but earnest money, and bank fees. Oh I have to pay my own real estate attorney as required by my state.

There is pros and cons on owning home and renting apartment.


The real pros of owning home is mortgage can last up to 30 years, once paid off, you own it outright, just pay property taxes (Homestead, not regular) and utilities that is all, but your responsible for any repairs, and you can do whatever to your house if no HOA. But when you need to move, have to sell the house, hopefully not too long. When I get retired and my house paid off, I can always sell it and get my money back, how nice! Most mortgage don't increase much over time, sometimes decrease like I no longer have to pay mortgage Insurance, yay! decrease in payment.

As for renter, they pay full rate of property taxes which cost more than homestead tax rate, there is no end in paying rent, rent can go up as Landlord see fit, you can't decide what to do with building, gotta to follow landlord. When time is up, you can always give landlord middle finger and bye and move out and it won't hurt you as much as owning house. Nice thing about rental is can always move around, no closing cost, no nothing but deposit and maybe 2 months worth of rental.

that's why my parents forbade me to even consider a foreclosed properties. they said a foreclosed house is a bad luck... a bad omen for me.
You would never know... and YES a realtor does sell thousands of homes even ones they are not familiar with the area...
All realty companies are connected through an MLS and when someone sells and looks to move out of town, the same realtor can look up homes in the area they want and show it... I sold my house in the city, used the same realtor to buy my county home and sell it as well.... but I was on my own when I found this current house, but I had the common sense and knowledge of inspections to look it over, research and buy it through a broker, cutting out commissions to a 3rd party as well.
 
expensive. cost adds up. I'd pack up and leave. and threaten my realtor - if you don't do your homework well... you're fired. :lol:

Lead paint cracks into squares called alligatoring , looks like alligator skin. If painted and kept in good shape its safe but flaking is bad. Windows are the worst due to friction surfaces and inpact surfaces creating dust that is breathed or settles on floors and window sills, perfect for the young child to be exposed crawling and putting hands in mouth or teething on the window sills.

o-b-v-i-o-u-s-l-y. I'm correcting your line of thinking that you're implying a realtor has no time to check on everything because he is too busy with many homes to sell.... which is not correct.
 
Neighbor isnt always reliable. Sometimes neighbor have no clue especially when crooks decided to pack and move out before they ever get caught... nobody knows what actually happened inside except those who live in.

uh.... no we're not talking about meth drug. we're talking about a meth lab. a meth lab reeks.

you'll need a large amount of ingredients to cook with and those reeks.

yes they can just look up MLS but if it's out of their area, they contact other realtor covering that area and split the commission with them.

but you've gotta be a dumbass to hire a realtor who is not familiar with the area. and how exactly can a realtor successfully sells properties while not being familiar with the areas? everybody knows that would be very difficult to do.

being unable to answer client's basic questions is a simple tattletale of cluelessness and incompetence. client would just fire the realtor and get another one who is familiar with the area.

a realtor doesnt check anything, thats what the title companies are for.
All a realtor job is, to do paperwork correctly and as complete as possible, research areas/homes and find what you are looking for.... basically lead you in the right direction and will relay anything thats disclosed, but they are not the "owners" therefore they only know whats on the MLS sheets.
