Pretty Diffculties ... To choosen the right house...
What we are buying a house...

My hubby and I are having hard time decision to buy a house...


BRAND NEW... No worries fix problematic... Upgrades in the basement our own working... and also Good large sum values in the future to sell profit.

OLD HOUSE.. Might future happends can be lead fix the problematic likely eg: Leakage the cement walls, flooring or any kinds.. includes heavy upgrades fixure.. and can be values cost little sum profit in the future to sell.

(Brand New houses).. Vary the prices house building.. Oh gee..
Drove us crazy and hard decision...

Pick good designs house of models.... but hard pick...espically prices!

Made me feel alike.. er um....

Hey, I does to understand how you feel but please don't getting yourself to be stress out .. Hope everything will end well when you and your hubby choose the house you both like to buy and Good Luck .... :fingersx: :hug:
 
Geez...

It is hard! You and your hubby need to sit down and see how MUCH you can afford the house and budget each month. That's what we did. We need to fix up the bathrooms (both), repaint and umm front of our house need fix up and put flowers or whatever make it look nice to sell. Replace the steps in front too.

Anyway back to your topic! I wish you a lot of luck! Remember, when you look around inside the house, HOW you both feel, like layout? Like the size of the house? # of bedrooms/bathrooms needed, nice yards for you, your family and dogs etc.

Old houses have HUGE BACKYARD..

If you choose old house with BIG back yard, EASY to add the addtional for office/bedroom. I would do same thing. Or basement will do, good choice! I like big old Victoria house. SO NIIIIIIIIICE but PRRRRRICCCCCCCEY! We have alot around here...and make me DROOOOOOOOL! Damn ti!

strong structure build

biggest rooms

more values if in good cond.

Alots old style

Remodels (new carpet, trimms, etc)

Might need replace water heater etc.

Roof need to be check, how long.

average to small rooms

not much value

newer style

not need to remodel but maybe need aditional

long time to replace for roof, water heater, etc.

Best way is to get home inspection or appraisal. If you get appraisal, they will tell u how much house "suppose" to be worth, can be work out with best offer, easy way. Good luck, GA.

Mostly Around here have basement all the time always.

Not really pricey.. We have to keep caution w/property taxes and to see if expensive, forget it due addy principal fee and blah blah..

Yard huge.. suitable for my dogs run... plus have nice upground swimming pool (maybe future yes) all want have kids felt good and cooling down swimming.. instead attend YWCA cost me expense 5 bux per visit. Isn't worth it.

Plus.. Our friends will come over my place and have nice company BBQ dinner all together plus play poker (chuckles) That our dream.. :D
Espically My hubby wanted have whirpool outside.. (rolls my eyes up) wha... his dream! LOL

You can add above ground swimming pool. If we do add on our yard, property tax will increase....NO wonder our home town is greedy over money! GRR!

Here's no property tax increase because of upground swimming pool.
Yes Property tax increase because of inground swimming pool.. that expensive! Pretty interesting different states and canada compare!

We already have Patio Umbrella (bought it bargin on sale which it's clearence) *grab that* Now, So we are looking for Patio Table and chairs for outdoor.. Has to wait til settled new home.. then buy it.. :D

Yea.. I know about old houses which pretty lot of fixure upgrading issues walls, flooring, and blah blah.. (we hate expense for this) but depends house age and roof too.
*mumbling sputtering* Don't need House inspection! We don't want pay for this.. If we pay house inspection.. and will say not good.. then look another house.. again pay another house inspection.. Isn't worth it.. forget it.
My hubby is very good handyman but can be he's alike "TIM ALLEN" think all about TURBO stuff.. :crazy:~ego he is! LOL
 
lol, i know its overwhelmin' but take ur time whenever your and hubby are happy w/ it. I know about prices. some re too ridilicous, cuz they just want sniff money than house look worth. Tell Tim Allen (ur hubby) to build u a house. hehe.
 
lol at Galaxy about her hubby. Anyway good luck to find a better house to fit your family to live. Me and my bf just bought a land to build a house since our currently house is bit small since we are having twinies RME at my bf wanna his kids (twinies and son) to have their own bedrooms. Also he want to have a large playroom with pool.
 
well, I suggest you get a new house, it will give you a lot of relax of worry about spend on fix in old house, thought?

for me, I MUST have a new house myself, I am not good at hanyman cuz I have disability myself. That's suck.
 
Buy a new house and rent the old house out to people. That is what I would do. :) :thumb:
 
Excuse me she doesnt own the house that she is living in right now. LOL So that is why she is looking for a house to become owner of the house. Yea I know the feeling about fixing the house. But as the house inspection have better idea and knowing what it need to be done correctly. Lot of house inspection will inspection much farther then what you think. Like for example they will inspected the house not only the outside but farther inside of the house that you and/or your hubby miss. That is the tough decision you have to make. My suggestion is to get the house inspection and stick with one person all the times and ask him/her if they do discount of they inspect the house more then one houses. :D Wouldnt hurt to try or find out.

Nah, Not necessary hire House inspection.. too much expense If we need..
My hubby is very good handy eyes... cuz used to be inspection his work..
So.. He prefer see to check furance, fusebox and wires.. anything upgrades or not.. check ages the furance, fusebox and wires... Reason for fire safety. :)
 
FYI, there is pro and cons for both kind of houses. Do NOT ever think about new house based on maintenace alone! The real advantage for maintenace with older house is they already spreaded out over time, verses new house. Trust me, in 15-20 years after the house was built EXPECT almost everything need to be replaced, roof average life is 20 years, Furnace average life is 20 years, hot water heater 10-15 years, Appliances 20 years. Image when your house reach 20 years old you would HAVE to replace almost everythign which is very costly at once. Verses older house, you might have to replace hot water heater 5 years from now, then 8 years from now new appliance, 12 years roof, 18 years furnace... so the maintenace already breaks over the time with old house. Get the drift?

The best bet is to get building inspector who would do total inspection for you not bank. If banks gets inspector for you, that inspector will do good enough to satisfy the bank requirement. You would want to do more than that but cost $$$ So, I really don't know whats best solution. BUT again, do not think of "new" as basis of avoiding maintenace cost! Bad stragetry. It would be good idea to use that idea if you plan to sell after 5 to 10 years after built, however expect to absorb some losses because new house DO depreciate a bit while first 10 years (I know not always).

Of course newer house, much easier to work around if you want to do remodeling because it is already "Standardized". If the house is built before 1950's then expect odd measurements or something that is not standardized. For example back then before 1950's windows generally custom made on site, meaning it has its own weird size, today windows are built in standard size which is easier to get replacement. Another good example are back early time wood studs aren't in standard measurement, so if you tear down the plaster and replace with 4x8 drywall, you would have to work around with odd measurement between studs where today standard is 16 inches between studs, see 16 by 16 by 16 equals 48 inches or 4 feet, perfect fits drywall without work arounds. Or if you need to replace doors in 1930's house you might run in 33 inches wide door and the standard size now is 32 or 34 inch wide, whadda do? Gotta to make custom door. Things like that, but again older house are much durable than newer house like for example solid doors while today house use cheap hollow doors.

I would opt more for older house because I like the huge size of rooms unlike most of new house nowadays.

So again, do not expect new house meaning 100% trouble free.

I wanted to mention this, if you got child(ren) under 7 years old or planning to have a baby eventually then it is safer to buy house that is built on or after 1978. Reason? LEAD PAINTS!!! Any house built before 1978 is likely to have some lead in the paints, door jamb, window frame and they can be harmful to children. But if you don't have kids or not planning to have kids then it does not mean much anyway.
