It's Official

Very odd inspection, even my agent said so. The inspector was there alone ( I drove by a few times in the 4 hours he was there ) the buyers or the buyers agents were not present at any time during the inspections. Then Last night the buyers requested to do a walk through today, WTF? well , I dont have a problem with it since they are potentially the buyers, but just a hassle for me to take time out or put my life on hold for them when it could have been done the same day also with the inspector to explain things to them as he goes.... I dont get people today?
Anyways, my agent said this looks to be it, the buyers are excited and bringing their parents to see the house as well. So I did get to cut the grass real quick today since its been storming all week. Supposed to hit the 90's today and all next week, sucks !
 
Lots of hidden bombs from Hell buying acreage out in the country. You probaby know all about it. Still be care and talk to all the neighbors first. If you can get something that falls into or can be made into mostly tree farm usually there are great tax breaks and a satisfying way to spend a lot of time out in the woods besides hunting.

Yep, did find a massive house on 40 acres for $20K.... looked into it and was a real bargain UNTIL we looked at the disclosure. The Septic tank needed replaced and well relocated since it was too close to the septic tank AND the lagoon needed filled in per county codes....

septic and well would run a minimum of $30K and filling in the old poop pond would be free just having construction debris ( dirt and rock ) dumped for free from excavation sites. Ah well, it was a dream.
Buyers and their parents came with their agent today to walk through the house... the said breifly at 330pm...well at 430pm theyre still there and I was getting aggitated waiting for them to go as I had things to do. So, if ever again, Im saying no if they dont come with their inspector. Seems the people out here are just straight up retarded or something, theyre even pissing off my agent. So I told him No More.... go by the books! Im tired of being nice and letting everyone come and go as they please to get this house sold, but its starting to get old now.

Thanks, as soon as I get word that this is all go, Im moving everything into storage.

My agent told them thats on them, out of their pockets and that it is a 90 year old home, not a brand new home so it has its characture....
Well they have 5 days to do any other inspections or ???? we will see.

It all seems to be moving forward still as the buyers are very interested. If they decide to go south then they lose their earnest money. Besides that, the other buyer is still interested in the house and is currently waiting if things dont go with the current buyers.

Dont know what it is, seems everyone thinks this house was built yesterday and not putting it in perspectives of a 90 year old house, nit picking at every little crack and flaw, which the inspectors do note is typical for its age and is in Satisfactory condition ( and this is a FHA inspection ) which are more strict than standard inspections. So, should have word soon as the buyers agent is meeting with them today. We are watching them closely as the agent has been dating papers differently than dates submitted
Eg: he said he wasnt meeting with the buyers for a couple days ( 6/1/00 ) and submit papers to us on (6/5/00) and the papers are dated (5/29/00)
so we are watching them very closely and my agent is checking in about that buyer agent as he seems to falsify paperwork? so there are eyes on him in a legal perspective here. Neither of us like this buyers agent ( he has left my doors unlocked after showing...ect... and he has been warned but still leaves them unlocked. So he is not allowed to show or anything unless I or my agent is present.
But hopefully it will be gone soon and no more worries for me.

The dating could be a matter of perspective. The papers actually prepared on the 29 of May but not having them checked and submitted to you until June 5.

The leaving the place unlocked is very troubling.
 
Well the agents talked today, looks like the buyers are signing off on the inspection and the bank will be scheduling an appraisal soon. Looks to be all go from here! Closing on the 17th if everything pans out.
 
The apprasial went well today, will have the report later, as it all has to be submitted by monday on the buyers side of the deal for their loan. So its all on track for closing on the 17th.
 
Well, the house appraised at more than my selling price soooo, I will know sometimes what it appraised at. But for now its sold, I started moving out today into storage until I find a place, so next week I will have bare minimum to move out ( bed, and personal items )

I am glad I decided to move everything out to storage last week since this weekend was hot and this week already has a heat index of 105 today. Utilities getting shut down Friday morning, and closing.
Found a 4 bed 2 bath house on 6 acres on lake wallappello, seriously thinking of snagging it up.

I had heard of Lake Wappapello before but wasn't sure of the location. So I just looked it up and it is shown as 120 miles south of St. Louis. Other than the distance from you family, it does seem to fit your interests.
 
Yep, about an hour and a half south of me. I also found land in lake of the oz arks too fairly cheap with a cabin.
 
Ok, heres the update !

I havent posted in awhile since **** got crazy and was just sick of the whole ordeal from day one.

Well, the house was supposedly set to close on the 17th, but the buyers paperwork was sent to their old address in Texas instead of their new address here in the Big Mo. So everything had to be re-submitted for approval, we were not told this from the other party until the day of, Then pushed back to the following week to close on the 24th. WELL, The day of came and went as well as on the day of closing about an hour before the set time we were notified again that they still didnt have all their paperwork together so again closing was pushed back to the 31st.... NOW we come and sitting in the office when we are then notified that we wont be closing due to the fact that the other party's LENDER had a baby.... and she will be out on maternaty leave. LIKE THERE IS NO ONE ELSE IN THAT OFFICE TO CLOSE THE DEAL???? we were furious... Well, they said it would be a few weeks...wait... How about I sue you for a loss of sale ( and whatever my agents said along those lines ) being I would have to remew my homeowners insurance and make another house payment...ect...
And the other party had the balls to ask me to allow them to go ahead and move in???
This was Monday... well today, we closed and Im currently waiting for my check BEFORE they get the keys. So its a done deal today.

* note about sueing for loss of sale, Being they didnt close on the Date they originally choose, the contract was basically Null and Void after that point, but because they wanted the house and asked to extend the date and I agreed it was basically off the record until an ammendum was drawn up. But after the 3rd time that was enough on their behalf for their legal team to have their crap together..... let alone I was out of the house already for almost a month, cleaned and ready for the new owners. not only would I have had to pay ins, payment but also changes of pro rated stuff like taxes.

Yuck, what a mess! At least it's all working itself out now. Sucks about the extra charges (ins, payment etc) that you have to eat. But at least you were able to wrap it all up and don't have to sit on the house for however long it would have taken to find a new buyer.

I hate that whole ordeal, buying/selling. So confusing and so many possible complications. Seems something always comes up.
 
Wow, that was super frustrating! I'm glad that it's a done deal (assuming their check was good :D ).

That is a pain to maintain an empty house. We have to do the same thing with the house of TCS's mom (she died two weeks ago). The family can't even put her house on the market for 120 days after the first probate meeting, so it has to be maintained until that time is up, and then who knows how long until it is sold. That means, electricity, water, heat and air, lawn care, snow shoveling (the house is in Michigan), security system, insurance, taxes, etc.

Her house is in an economically depressed area where houses usually take at least a year to sell, and usually and less than half the normal market value, if at all. No one is moving into the area--the businesses and schools are closing, and people are moving out.

I bet you feel like a lot of weight is off your shoulders now. :)
 
Reba, first, Sorry for yours and TCS loss.

My aunt and uncle went through the same thing with my grandmothers house back in 1990, but they had a bank do the work by leasing it with option to buy. I think it leased for 2 or 3 years before someone actually bought it. It was a long road but the bank had more power to control who and what went into the house. So, might be an option to consider if it doesnt sell as quick as you like?

Im still waiting for my check to be cut and have to get it before the buyers gets keys to start moving in.... so the clock is ticking...lol
