nah Im here for the net and my son watches netflix on his tablet... just too hard to do all this on a phone where I bring my laptop to the library.

10 days on the market and has a contract on the house. Occupancy inspection today, building inspections next week, closing on 6/26.

so all fingers crossed its all smooth sailing from here.

Good luck. I know how stressful it can be. I'm in escrow buying a house now. Hope to close April 30.
 
Well I had to get an occupancy inspection to show they can move in and live there with no issues, guess what? Take a wild guess? The city decided to hit me with the shed ( by law its not an issue for occupancy because its not attached to the dwelling, so NOW, I have a case, that less than a year ago I applied and no issues with it, til the dispute, so same inspector and all... well they got me with it , My agent was pissed he knows the story on it soooo, he fronted the materials for me to complete it so we can make this sale. The building inspection is wednesday, and they have to have an answer by thursday.... so its very close to being set in stone. Im still looking for a new place, found some but waiting to make sure Ill have the funds before submitting an offer.

Is that shed yours? or you think about buying it?
I don't want to scare you, but looks like the are serious cracks in the wall. which could be nothing, could be from severe cold or.. could mean serious trouble like uneven foundation, like floor is shifting or even caving. now, that is a lot of work and money trying to fix. also, can't see from the piccie but cracks like that may also mean water is leaking in. in other words, leaking $ $ $ ...

What does the condition of the shed have to do with the house being safe to live in? That is Sono's grip and I can see his point.
 
Fuzzy, the cracks are where tuckpointing is missing inside, outside is done. It is a solid structure as I jumped on each 2x4x16 joist before putting the tin on. Had 2' snow on it this past winter so it's not caving. City and landlord just nit picking with it ( still pushing the tear it down, which I won't do as its grandfathered in) found out their motive, the want to widen that road, but also take a 6 ' swath of land across the back.... Not happening.
Got a surprise coming soon!
 
I see now. I thought it's either severe cold or something, good to know things are as fine as they could be :)

Had a spat with the inspectors, someone spilled the beans and there were witnessess this time...ooooooo somebody is in trouble...lol more on that later. Anyways, the shed passed inspections and today is the Building inspection for the buyers FHA loan, so should be set in stone soon here.

Once sold Ill spill my bag of potatoes...lol I bet ants are eating you alive to hear this...lol
 
Well, the sale fell through ( no fault of mine ) first time buyers, with parents and inspectors ( crowded inspection ) and the inspector who really pissed me off by damaging items and scaring off the buyers. There was a little baseball sized wood rot where a half bath used to be and he claimed it was (potential) termite damage but no live termites anywhere.... so parents went ape **** and so ... my agent told me not to let them out unless they can prove its termite damage but I didnt feel like the fight as I know it isnt. BUT, after they left and I went back home, I noticed the inspector bent the flashing up around the roof and jammed a screwdrive into the window sills damaging the paint ( now exposing bare wood ) which really pissed me off after all the painting i did recently.... I told my agent no more inspections unless he or I am present, because Im about to hunt this inspector down and beat his ass to a pulp ( so he claims he didnt do any of the damage.... MY ASS !!! ) and wont return to correct it. yep, Im going to be present here on out weither they like it or not. Cause Ill smack em in the back of the head ! Anyways back on the market and got lots of lookers, just waiting for a bite... all inspections passed so I know theres nothing wrong ( as I replaced the damaged board since... and updated the disclosure)
 
I also fixed the basement wall to look better

Oh,crap, so sorry for the fall through! We've had it happen before too, so heartbreaking, but we get over it and move on. Best of luck with it as it goes back on market, it'll sell soon.
 
Maybe you'll get an even better deal than that one. At least now you know how the inspectors operate so you can be prepared for the next one.

It might help to take photos or a video of your whole house for your own records and if something get damage again you can prove it by showing how
the house looked before the people came in. That stinks the deal fell through.
