House Hunting

Went to look at a couple houses today, Hooked on one I like and seeing if Ican work a deal out on it. Its the next town over from where I was, still close to my son so not an issue ( walking distance if needs be )
Anyways its a 3 bed 2 bath ranch, 1 acre yard with a a couple trees perfect to build my sons tree house I promised him. 2 car garage under ( split foyer style ranch ) on a dead end street and Im the 3rd house from the end, so no traffic. Right behind the high school. Only issue is the roof has a bad spot so thats where the dealing is going to target other than it needs updating Im not worried about the interior cosmetics. I want the roof replaced, decking and all, the rest I can do since its not heavy duty repairs and I can take my time doing so a time goes. Extreme potentials, house is appraised at 5X's more so its a steal if everything goes.... although its in town, its a very nice quiet area, police station down the road, high school about 1/2 mile down the road, local park in same area, Ill get some pics soon

Is that green stuff on the foundation mold , it on the back of the house ? I would made sure water isn't leaking in the house . It look wet in that spot.
 
No that is mildew which is common out there from all the trees/leaves, it cleans off with water and vinegar. The basement is dry as a bone and solid concrete poured foundation. Owner took some ceiling fans and lights, no biggie... but Im going to work it to get the roof completely replaced ( decking and shingles ) other than that, just needs a small repair to ceiling and a few lights/fans... oh and a couple doors in basement. Apparently they had a dog that clawed through all the hollow doors lol idiots. All carpet is light tan and stained really bad so that will all come out as well, no biggie, all cosmetic and Im ok with that. Nothing structual except the roof issue ( small leak) Ill be tickled pink to land this as my permanent home. Not exactly what I want ( live in the woods ) but close enough with the comfort.
 
You could sign a deal with Disney to make deaf shows about deaf person who hunting for house and renovating on FYI TV. :lol:
My cousin was on HDTV, looking for a house with his girlfriend, he secretely had everyone hide and show up on front lawn where he proposed to her as they walked outside.

OK , it was hard to tell how bad it was from the photo . Poor dog it much had been kept in basement all the time. I hope you can get the house . :)

When will you find out if you get the house? You are super handy and seem to be able to handle every type of project. My husband works full time, just doesn't have the time or energy to do a lot of the projects we need done around the house. Having others come in is so expensive. Good luck, let us know when you find out.

remember, - location, location, location.
try to buy most attractive location, at the same time calculating if $$expenses$$ for reno are worth it.
Then, what would bring most bucks for least amount of expenses and labor.

15 acres sounds wonderful, but - how long the house is on the market? did the price went down meantime, if yes, how many times?

Location
How long the house been on the market
what the asking price is compared to the last sale price
any updates to justify price increases
any structual damage
needing updates or cosmetic repairs ( kitchen, bath, flooring, Paint..ect..)

simple things Im not worried with as far as updating, but I do NOT want another rehabber. Any structural defects needs to be fixed or price needs to drop to reflex that.

The current house I want, has a small damaged spot on roof ( looks to be bad decking and minor leak ) so my offer since there has been no updates to the house will be at the last sale price, if they want to replace the entire roof ( decking and shingles, a complete tear off ) I am willing to come up on the price or meet somewhere in the agreement so the cost is covered and I have a new roof with no extra expenses. It would take me about 2 days to completely repaint the inside ( 2 levels ) a few friends to help rip out the carpet and padding so its ready for new. A couple light fixtures and doors, Im done.
I like that the summer would be free for my son and I to build a treehouse in back ( he is looking forward to that )
I am praying that my lender will work with this even with the little work involved that it needs, nothing major... oh and besides some tile work around the tub and shower. Id be tickled pink to get this house.

If I was ever to move again I would try to find out if there is a landfill close by that needs to be capped off. And try find how this will be done. After what people went thought with the landfill in my city I don't want to go through that again.
 
Well, lining up inspections for tomorrow, quotes on roof so I can submit my bid. May have to go 203K if so, then I will include all repairs so costs are covered, no additional out of pocket and a fixed loan.
 
Ok, so I laid out my offer today on the house.
House was bought @ $170K, the owner refi'd 5 times and lost it @ $130K, bank foreclosed and listed at $90K, then again recently at $60K, lets see if they bite my offer.

Good news is, my agent got papers, inspections already done by the bank and all passed for loan approval so I dont have to waste money on that... I did a thourough walk through with my agent today and everything looks great. so hopefully the seller will accept and Im on my way !!!
 
I got into the attic, roof looks good inside, no signs of leaks or water damage , guess the ceiling is just coming down due to nail pop and weight of the plaster.... so, my contract is pending... Im ready for the move !

Thanks, My agent hopes so as well. He has been really great to work with ( he sold my last house and now helping to buy a new to me house ) lol
He was refered to me though a friend, and we have become friends as well. Been a great experience for both of us, he is almost 25 and been doing really well being a Realtor Agent. Ive learned a few things from him as well as he has learned a few things from me about houses ( carpenters point of view )

Ive already been planning my visions into this house, so I am hyped up to get it.
 
Today, My wife and I filed taxes.... after 7 years we are finally getting some back...
Afterwards, I took her to show her and my son the house I hope to land, My agent met us there. My wife loved it and so did my son. He picked his room already and kept climbing the trees where the treehouse will be built... I think I made a great choice on this and realy hope I get it ( should know on the 16th) She likes that the yard is privacy fenced and secured so our son can run in and out unsupervised ( last house had no fence and her house has no access to the yard ) Besides I will also be getting my Boxer back so she will run with my son. Im worked up and ready to move...
