Submitted all the paperwork to my Lender, The underwriters are drawing it all up for Loan approval ( Had to renew everything since last year )
Now I'm hunting hot n heavy (also looking for a gas sipper since I sold the truck as well)
 
What are you looking for this time? Same area, same type of house?
I am broadening the areas, still staying out of the city. I may not get a small farm but still looking for something with some land and semi secluded in unincorporated areas. I did find a house awhile back, close to everything yet secluded, 12 acres fixer upper for $70K , 4 beds but it sold sadly.
Right now school is about out (last day 17th) when everyone slaps them on the market to move for new schools or down/up size their homes for growing, shrinking families.... so I on the prowl...lol

I hope you find the perfect location, but be careful, the more acreage, the higher the tax for the alligator.

Yeah you got that right, I thought I found heaven... House payment would have roughly been $500 for me, but the taxes ($4500+) was gonna bite me hard in the end.... so, I backed out of it... the biggest thing that turns me off is HOA.

Yes unfortunately, some of these farmers started this crap to maintain the gravel roads... and actually started cheating themselves when they already have the equipment to maintain them their selves... Some say $200 yearly, others $200 monthly... You don't maintain a gravel road monthly nor does it costs that much to grade it so where is all that money going? That's a lot when you have XX amount of neighbors, adds up fast.
 
Most states that have a timber industry will have a huge tax break for tree farming. There will be a minimum acreage and the homesite is counted separate. It does bring the overall tax rate way down. Then you are a tree farmer which is actually a business if you pursue it. The growing of merchantable timber is a very satisfying low key lifestyle. You have huge freedom to do it how you want and have access to several tree farming associations. Plus an amazing tax break. It rocks.
My experience is all in Washington. I am growing Western Red Cedar(a favorite), Douglas Fir, alder, and hemlock, all merchantable and mixed. You do not necessarily have to be like the tree farm commonly seen down there, all pine.

The HOA for maintaining the gravel roads is a good thing. Usually it is someone in the district that cares about the roads being functional. Out in the country is usually last on the list for county maintenance. Country people bomb down these roads at high speed and whoa nelly gravel needs at least a good smoothing out twice a year.

There is the ones that get political. I am in one in Hawaii.

My neighbor there is the watchdog from Hell, she keeps them on their toes. Crossways with her is like being on a downtown Chicago crosswalk five seconds after the light has changed.

I tread cautiously with her. She is one of many rugged older ladies out there in the country scattered out across our fair nation doing her best to make sure that the neighborhood operates the the way she approves.
Heed the neighbors words when they mention such a phenomena. The closer you are to the epicenter of her flight path especially line of sight the more she will effect you. Another hidden bomb in selecting your piece of paradise. Eventually they die but eventually can be a very very long time....smiles.

Those are the neighbors I hate, I was a secluded house, no neighbors.

Got an area neighbor like that, we call her the acorn nazi! :razz: We do keep up the property on a regular basis, but god forbid! Accounting for a few unnoticeable acorns after every breeze?! Get your neighbors opinion on what one is expected to be liable for and your tolerance level for self-appointed whistle blowers.

I had one, my second house had a HOA and picky neighbors. Ours didn't allow trucks and I had a show truck that wouldn't fit in the garage (too tall) there was no parking overnight on the street and no trucks parked overnight on the drive. Well I had nowhere to hide it....lol
So one day the ole bitty came knockin telling me to get rid, park it a few blocks away...ect... of it or go to court !
Well I told her if she wanted to buy it feel free and its not leaving my drive "My Drive, My House, My Property" so get her ass off My Property !
We did go to court and I laid my case out that it wasn't junk, it wasn't an eyesore as the "other" neighbors loved it and talked to me regularly about it, only she had an issue with it, well a petition was sent to all neighbors and they agreed with me that my truck wasn't hurting anything and that I was a good neighbor who helped others in need and kept my property nice. I won, they changed the rules to keeping trucks on the drives ( other neighbors loved this as well because they drove fleet trucks home for work, just the trucks had to be kept clean and tidy, no trash or junk in the beds...ect...
