Why owning a home is better than renting

Yes, it is very difficult finding a nice home. I live in Massachusetts. I lost a bid to buy a house last spring. I am so pissed off at the seller. Screw her because she has a 2nd house in Florida, and she is about 64 years old. I am sure that she has plenty of pension.

I'll go crazy without a window in the kitchen for sure. The builders do not give a damn. Of course, the money that they care about.

Did you look into loans for first time buyers? I know many friends who did that who could not afford such higher monthly fees. A friend bought a house through that program just recently and her monthly fee is 800.00 a month and her house was purchased on a 130K loan.

I am stuck with a 1,500.00 monthly fee but it is not just mortage but also 250.00 for HOA. Buying a condo is nice but dont forget HOA fees. My HOA fee has rised up from 175 to 250 in seven years I ve lived in my condo.
 
I saw the place but my real estate stated, “they are selling it as is which means that if there are any problems with the home inspection you have no options and they do not have to do anything to fix a potential problem. I can not tell you what to do but that is my advice...”. I am glad that she tells me the truth. I am so impressed of her.

Kalista......your comment is more like untrue. If seller will not fix problem then bank will reject loan for buyer. You need more careful with your agent. One of my friend did buy used house...found several problems.....he ask seller to fix it somehow seller reject it then call inspection found there list to do repairs before start sell. Seller is pissed off at my friend.

Now, more and more real estate in CA is unaffordable and unstable due housing shortage and other issue but in last 10 years ago is better because real estate was affordable and market is alright, such as 3 bedroom/2 bathroom house that built in 1950's is around $120,000 in 1997 but it is over $600,000 now, that price was in central of valley area.

but... 70's/80's apt and townhouses was cheaper in long time ago, such as low than $60,000 in 1997 and went skyrocketing to more than $300,000.

That's true and seller need get life then don't fool at any buyers to own house with poor maintenance.

PGC is very expensive now. Also, I refuse to live in the ghetto..would rather rent a nice place in a safe area than buy a crappy house in a bad area. My kids' safety and happiness come first.

I agree..that's why dont buy a house when the housing market is hot cuz the buyer will have to compete with other buyers. Best to buy when the housing market is slow and the sellers are competing with other sellers. That's how we got the bid.

Yup, it does same as in LA metro.

I can careless if I would rent the apt in Fontana, Ontario, San Bernardino, Pacoima, Sylmar or anywhere but can't judge with crime or even ghetto, also only widely of ghetto area is in South LA and some part of East LA.

Owning a home is better because i can fix up the house I wanted it. It's a pride of ownership that make you feel good of what you are able to accomplish.
 
Whooooooooooooooooo Hooooooooooooooooooooooo I am supposed to have my house closing by tmw at 1 pm. Yea it was supposed to be done last week something screw up so had to get it done tmw before I fly to Ohio. So I will let you all know how it went. Cross your fingers. :fingersx:

Your settlement is TMW? CONGRATS!!! It may take 2 hours...I just helped my friend move into her new home on Friday and Saturday and seeing their pride of finally being homeowners make me want my house NOW! We are having problems with the contract ...the sellers are pissed off at us due to some repair requests so they put their house back on market with the understanding that it is under a "shaky" contract. Will find out tmw if they will work with us...we are tyring to work with them but they are being difficult and bitching at us. Ugh!!!!

If our contract falls apart, will put house hunting on hold until next year cuz we spent almost $1,000 for inspection and application fees...grrrrrr..

Are you saying that you hired an inspector to inspect your house?

If yes, you are not supposed to pay your inspector because the buyers' bank is the one that hires an inspector because they loaned the money from their bank. The bank wants to make sure that the house is in a good condition so that they can get the money to buy your house. If the inspector finds some things that need to be repaired, then you need to pay for the repairs unless a buyer is willing to pay for it. Most buyers want the sellers to pay the repairs.

We had to hire one for ourselves and that is done with and the VA loan hires a appraiser..that is the report we are waiting for to see if those repairs have to be done before settlement. Yea, we requested the sellers to fix the major repairs and they agreed to fix some, not all so that is what we are haggling over right now.

I am very surprised to read yours. I suspected something is not right. It sounds that they are advantage of you for the inspector because you are deaf. They think that you don't know a lot about it.

For me, big NO paying the inspector. It's the bank's job. That's it. I sold my house last year. Whew! It was a hard job for me to move things out fast. I was really glad that they were not crabby to me.

Last year, my deaf friend sold his house. He found out that three buyers are the same people - a father, a daughter, and a daughter's boyfriend. The realtor didn't realize it. They made a trick gambling to buy it for a lower price. It is illegal, but they did it anyway. I didn't want to ask him how does that happen because he lost 6 thousands dollars. I don't know how it worked for them. I rather back off.

That's good. I was an insurance house inspector. It was a hard job, but good experience. The money wasn't quite that great. Good Luck!

My husband is hearing and if anyone screws him over, there will be hell to pay. That's why the sellers and their agent are pissy with us cuz my husband has been questioning almost everything in the contract before signing it. LOL!

Matter of fact, my husband's parents hired an inspector too for their new home..same thing with my friends. It must the procedures for MD.
