Ok, Im going to post a picture of a house I went to look at. Last sold 2007 for $52K, Hud bought it last year for 50K and its listed for sale at 34K... What do you think? 3 bed 2 baths full basement....

Looks nice, although the flashing around the chimney on both levels looks wrong.

Is it in a decent neighborhood?
 
its in a great area, neighbors have goats and chickens and and and more.....lol Its the second house to the end of a dead end street, first house is the neighbors with the mini farm lol. Quiet area, house looks great when you pull up and looking inside its all remodeled inside ( havent been inside yet ) I just drove by since I was in the area today. But what do you think looking at the picture? lol

What is that on the hardwood floor? Water stains? No shoe moulding, may need a new roof - does it have a basement? Does the basement flood? Everything needs to be painted - looks like the gutters are damaged in one spot. Why the price drop? Find out if there are major repairs hiding somewhere.

Anyways - those are my thoughts.
 
Well Missouri is Tornado Alley anyways... Yes the roof is questionable, the covering is new but it has a ton of dips and ridges over the trusses. If you look at the Facia behind the gutter, it gets really wide on the right end where the roof "lifts" why? Now lets walk around to the back of the house... noticed the front is re-sided to look nice...lmao
The floor is just water marks from not cleaning correctly from drywall dust...
The rear foundation broke due to stress of the added on carport not done properly and is falling away from the house as well as the jacked up deck sitting on it. All the rear windows and doors were covered and new smaller windows installed, so all the side and rear needs re-sided to cover, But I havent been inside yet to see why and the real damage to assess yet.... could possibly be a good home with little work ( foundation and siding. ? Roof concerns me majorly.
My point of this post was to show how the idiots who lists this wastes valuable time but making this house look great in the pictures when its really a piece of crap, not listing or stating the extent of the damages. Yes it has a full finished walk out basement.
When you walk into the front door you are immediately into the kitchen...odd, at back you see where the old deck was removed and door made into window, the kitchen sink runs that entire wall now, reason it was closed off, I think the carport add on was to actually extend the house, by law they had to open the front or tear it down due to codes if not permitted ( no permits to build ) which I think wasnt due to the foundation breaking like it did as it wasnt done right. I am waiting to get inside to see how jacked up this place really is or maybe not?

*Wonders how WDYS would know all the wood is rotted just from the pictures alone...*.

I'd take a gamble and have a look inside. Realtors or whoever puts the pics up put the nice ones to draw the people in then nail them with the list of problems. If you could get a tour you can have a bit more time to examine the exterior too.

If there isn't severe or deep damage, I'd consider it- would be a nice fixxer upper. JMHO though from the perspective of a person who has never had a home, likely won't but has observed family members go through it.

Yes, I kinda like it. Being Im approved for a 203K, If the work isnt much Id contract it out to be finished. So hopefully the agent can get the lock issues fixed so we can get in and look it over. I especially want to het in te attic and see whats going on with the roof, odd that it raises at the end of the garage towards the house? Its not a big issue being its over the garage, but still structurally I am wondering why unless the garage was an add on and wasnt built plumb? But this is an old house and they are dressing up a turd basically. The area is nice so the area is not an issue.
 
also thinking about it, none of the foundation walls are filled with concrete otherwise they would not be cracking like they are, so they have to be hollow still? Might be a big red flag right there.

I notice the the foundation walls and that is way I said to run the other way ! That is a huge red flag to me. I went to look at condo not long ago , the house looked really nice but there was no photos of the inside , I saw the house and I hate to say that your house look better which tell how bad the house that I saw ! I wouldn't use
the steps b/c the wood looked so rotten.
 
Those trees against the back wall can't be good. What are their roots doing to the foundation?
 
While it looks fixable with the paint and what not. That foundation would have me running in the other direction. Termites, water damage to the hard wood floor, new roof and new steps would be needed. You would be forking out more to fix it than you need to. Missouri is Tornado Alley, Earthquake Alley and Flood Zone alley.. Been there long enough to know.. Lived in Sikeston, Cape Girardeau, and St.Louis. I had hope to move back home but.. I am thinking Virginia is a good place to be now.
 
Have you gotten an inspection of the property yet? If not do it and it might save you from throwing good money away! Also get your own inspector, don't let a realtor use theirs; their inspector will never tell you not to buy the property because they want the realtor to keep calling them.
 
Foundation looks pretty bad. You can tell it's been patched a lot already. I think you're right that they did not fill any of it. The way the decks are built into the sill is a big no no. I've replaced a lot that where built that way and the rot is usually extensive. The water runs right off the deck and into the sill. I bet there is some water leakage around that chimney too.
 
The only thing that looks fairly new is the basketball hoop ! I bet you can buy for cheaper than 34K ! :giggle:
