So today in about an hour I will be on the prowl. Looking at about 5 homes and one with 15 acres...so .....Im out !
 
I vote for big, old, urban.

It's ok that isn't your ideal.

I'm just putting in my vote for what I want to see rehabbed.
 
old and urban I like but not sure I could ever handle/deal with 15 acres... that's a LOT of land!

Yes it is.
First 2 were in flood zones ( wasnt stated on the papers ) but we knew something was up when we walked up to them and the porches and all were covered in mud... other houses were cleared. Basements were still soaked ( carpet and floorings buckled) and black mold everywhere.

The other 4 were in really rough shape, one had an attached garage tha water comes in under the doors and so the moisture molded everything in the attached garage. Rest of the house was fine but still thats a big issue for a tuck under garage.

Back to the drawing board....

Just before I left I got a call, from GM, they want me to come work at their Wentzville plant on the assembly and paint lines.....hmmm, do I really want to chance getting laid off every month?

I'm curious - what is your alternative? Are you working somewhere where you won't get laid off? Or is it about the money or what?

No, Im disabled and cant. I applied there years ago and they just called me out of the blues and want me to come work. I got extensive experience in machine shops, and when I applied it was when I ws trying to get out of the city and move up in the world with better pay. Due to my spinal injuries I can stand for long periods or bend, stoop...ect... Id love the pay ( starting $25 hr ) working all shifts, weekends, holidays... $1 a year raises... but when they lay off its always the newbs first.

Why couldnt they have called me in 2008? lol
 
Gotcha. That does make it a tough choice to decide, then, if there's a good possibility you'd be laid off.

I dont even think I would pass the medical exam. Then the drug test lol with my pain meds... Big red flashing lights and buzzer !!!!

Did you meant to say you "can't" stand for long hours?
 
more good news, got another loan approval, so I have 3 to choose from to purchase now, so I can buy anywhere.

Can you again look at any of the houses you had been recently looking at, and couldn't qualify for before based on the loan you were planning to go with?

remember, - location, location, location.
try to buy most attractive location, at the same time calculating if $$expenses$$ for reno are worth it.
Then, what would bring most bucks for least amount of expenses and labor.

15 acres sounds wonderful, but - how long the house is on the market? did the price went down meantime, if yes, how many times?

Went to look at a couple houses today, Hooked on one I like and seeing if Ican work a deal out on it. Its the next town over from where I was, still close to my son so not an issue ( walking distance if needs be )
Anyways its a 3 bed 2 bath ranch, 1 acre yard with a a couple trees perfect to build my sons tree house I promised him. 2 car garage under ( split foyer style ranch ) on a dead end street and Im the 3rd house from the end, so no traffic. Right behind the high school. Only issue is the roof has a bad spot so thats where the dealing is going to target other than it needs updating Im not worried about the interior cosmetics. I want the roof replaced, decking and all, the rest I can do since its not heavy duty repairs and I can take my time doing so a time goes. Extreme potentials, house is appraised at 5X's more so its a steal if everything goes.... although its in town, its a very nice quiet area, police station down the road, high school about 1/2 mile down the road, local park in same area, Ill get some pics soon

You could sign a deal with Disney to make deaf shows about deaf person who hunting for house and renovating on FYI TV. :lol:
